If you've been listening to the headlines lately, you might think the real estate market has come to a screeching halt.

Higher interest rates.
Economic uncertainty.
Inventory concerns.

And while there is certainly more nuance in today's market than there was during the frenzy of 2021 and early 2022, one segment of the market is telling a very different story:

Luxury real estate.

In May, San Diego County recorded 232 pending home sales priced above $2 million, according to Reports on Housing.

That's not only impressive—it's the highest number ever recorded.

To put that into perspective, when Reports on Housing first began tracking luxury sales in March of 2019, there were just 74 pending sales over $2 million. Even during the height of the pandemic-fueled buying boom in March 2022, there were 225 pending sales.

This May? We surpassed that record.

Let that sink in.

What Does This Mean?

Luxury buyers are moving.

And they're moving quickly.

One of the biggest misconceptions I hear is that wealthy buyers simply disappeared when interest rates increased.

They didn't.

What changed was their willingness to settle.

Today's luxury buyers are more selective. They're looking for exceptional properties, prime locations, unique architecture, lifestyle amenities, and homes that truly stand out from the crowd.

When they find them, they're acting decisively.

The $17 Million Example

Recently, a stunning modern estate at 6283 La Jolla Scenic Drive sold for approximately $17 million.

Now, most of us aren't shopping in the $17 million range, but sales like this tell an important story.

High-end buyers still have confidence in San Diego.

They still believe in our coastline, our lifestyle, our weather, our schools, and our long-term value.

And frankly, who can blame them?

San Diego remains one of the most desirable places to live in the country.

Luxury Buyers Think Differently

One thing I've learned over the years is that luxury buyers often evaluate real estate differently than the average consumer.

They're not always focused on monthly payments.

They're focused on opportunity.

They ask questions like:

  • Is this a rare property?
  • Can I replace it if I don't buy it?
  • Will I regret passing on it?
  • Does this home improve my lifestyle?

When the answer is yes, they tend to move forward.

What This Means for Sellers

If you own a luxury property and have been waiting for "the perfect time" to sell, this data is worth paying attention to.

There are buyers in the market.

Not just looking.

Buying.

The challenge isn't finding demand.
