The Truth About AI, Online Estimates, and What Your Home Is Actually Worth

I love technology. I use it every day.

Need a dinner recipe using three random things left in the refrigerator? Ask ChatGPT. Planning a vacation? Need remodeling ideas? Technology is pretty amazing.

But lately, we're asking AI a much bigger question:

“What is my house worth?”

Type in an address and — voilà! — within seconds you can get a price range, comparable sales, price-per-square-foot calculations and several very convincing paragraphs explaining exactly why your home is worth that amount.

It looks official. It sounds confident.

And sometimes, it's pretty darn close.

But here's the important part:

A home valuation isn't just a math problem.

And that's where the human part of real estate still matters. A lot.

AI Knows the Data. Your Agent Knows the Story.

AI and online valuation tools can access plenty of useful information: square footage, bedrooms, bathrooms, lot size, prior sales and nearby properties.

But imagine two homes in the same neighborhood.

Same builder. Same floor plan. Same square footage.

One has the original kitchen, older windows and a backyard that hasn't seen a landscaper since flip phones were popular.

The other has wide-plank floors, a beautiful kitchen, updated bathrooms, new windows and a gorgeous backyard.

Are they worth the same?

Of course not.

Those differences matter enormously to today's buyers — but they're difficult to capture in an automated calculation.

Then There's Location Within the Location

You aren't just buying the neighborhood. You're buying the street, the lot and sometimes even which side of the street you're on.

One house backs to a busy road. Another sits on a quiet cul-de-sac.

One has an ocean peek. Another has power lines in the view.

One has privacy. Another has a neighbor's second story looking directly into the primary bedroom.

Those details don't always show up neatly in a database.

But buyers notice them.

And buyers ultimately determine market value.

Not Every “Comp” Is Actually Comparable

An automated valuation may identify nearby homes that look similar based on square footage, bedrooms and proximity.

An experienced agent asks why one sold for $150,000 more.

Was it remodeled? Did it have a better lot? A view? An ADU? Multiple offers? Seller credits? Was it simply in a better pocket of the neighborhood?

The sold price gives us a number. The story behind the sale tells us what that number actually means.

That's the part I care about.

Some of the Best Information Isn't Online

Here's something consumers don't always realize about real estate agents:

We talk to each other.

If I'm analyzing a comparable sale, I can call the agent who sold it.

“How many offers did you have?”

“How was the condition?”

“Did it appraise?”

“Were there credits?”

“What did buyers love — or not love?”

Those conversations can completely change how I interpret a sale.

ChatGPT can't make that phone call. Zillow can't walk through your house. An algorithm can't stand in your kitchen and say, “Okay...this is going to matter.”

That's the footwork behind the number.

Value and Pricing Strategy Aren't the Same Thing

This may be the biggest misconception.

Determining approximate market value is only part of the job.

Deciding how to bring a home to market is a strategy.

Sometimes pricing at expected market value makes sense. Sometimes positioning slightly below it can create urgency and competition. A unique property may require an entirely different approach.

Pricing isn't about finding the biggest number we can justify.

It's about understanding where buyers are today and creating a strategy designed to produce the strongest possible result.

So...Should You Ask ChatGPT What Your House Is Worth?

Absolutely.

Ask ChatGPT. Check Zillow. Look at Redfin. Search your neighborhood.

Information is a good thing.

Just think of that number as the beginning of the conversation, not the conclusion.

Because your home isn't a spreadsheet.

It's a specific property with a specific location, condition, lot, upgrades and competition. And the market is made up of actual human beings making emotional and financial decisions about where they want to live.

That's why experienced agents don't simply pull three comps, calculate price per square foot and call it a day.

We walk the property. We study the competition. We dig into the comps. We call other agents. We watch buyer behavior. We understand the micro-market.

Technology can give you data in four seconds. The expertise is knowing what to do with it.

And when you're making a decision involving what may be one of your largest financial assets, I'd say that's worth more than pressing a button.
